Home sales in the Northeast Florida region as a whole posted their second consecutive month of increase compared to a year ago. January saw 1,060 newly signed purchase agreements, up a healthy 19.5 percent from one year ago. Low mortgage rates and improved affordability appear to be enticing new buyers.
Home prices are still soft. The median sales price comes in at $155,000 for January, 2009 a decrease of 11.4 percent from the previous January. The Percent of Original List Price Received at Sale is also in decline. January's number of 86.1 percent is 3.6 percent below a year ago. An increase in low-priced lender-mediated foreclosures and short sales is likely having an effect in both these figures.
Supply is on the decline. There were 3,010 new listings in January, 2009 which is 22.6 percent behind last year and 34.5 percent behind two years ago. The total number of houses for sale has dropped over 3,000 units from one year ago. Good news for an oversupplied market.
It was announced in March, 2009 that the Navy chose Mayport Naval Station over a Virginia site as the home port for a nuclear-powered aircraft carrier that is expected to bring thousands of jobs when it arrives sometime after 2014. This news along with the announcement earlier in the year that Seol-based Hanjin Shipping's board approved a 30 year lease agreement with Jaxport for a $300 million shipping container operation at Dames Point in North Jacksonville which will create more than 5,600 jobs when completed by the end of 2011 is an indicator of the continued growth in this area.
